NC Highway 57 Speedway Area Small Area Plan <br />D. ZONING/ECONOMIC DEVELOPMENT TEXT AMENDMENTS <br />Recommendations have been made regarding the possible amendment of current <br />zoning/economic development regulations enforced within the Study Area in order to <br />promote present and future land use patterns as identified within the Land Use <br />Section. <br />The Planning Board and Economic Development. Commission shall review all <br />proposed amendments to the Zoning Ordinance and Economic Development Manual <br />and make formal recommendations to the BOCC on their adoption. The BOCC will <br />make the final decision on the appropriateness of the amendments after holding an <br />advertised public hearing to solicit public comment on the proposals. <br />E. ZONING MAP AMENDMENTS <br />Current Zoning Districts within Orange County have been reviewed for compatibility <br />with the recommendations made within this study concerning promotion of present <br />and future land use patterns within the Study Area. Recommendations, with respect <br />to Zoning Map Amendments, have been made to promote the development of <br />property consistent with Policy statements concerning the potential growth within the <br />Study Area. <br />As with the recommended changes to existing zoning regulations, County Planning <br />staff and the Planning Board will review all recommended Zoning Atlas Amendments <br />first and make a formal recommendation to the BOCC on their adoption. The BOCC <br />will make the final decision on the appropriateness of these map amendments after <br />holding an advertised public hearing to solicit public comment. <br />Each identified Land Use Policy has a detailed description of any necessary zoning text or <br />zoning map amendment, amendments to other ordinances or new regulations that will be <br />necessary to support the Policy statement. In many cases multiple Policy recommendations are <br />outlined to provide multiple options for addressing identified land use issues. <br />F. RECOMMENDATIONS <br />Orange County's overall planning principles regarding growth and change within the Study Area <br />are: <br />1. Preservation and protection of the rural character and nature of the area, <br />2. Minimization of negative impacts natural systems /environmentally sensitive areas, <br />3. Restrict growth and development so that it complements the rural character and lifestyles, <br />and <br />4. Maintenance of present service levels for existing infrastructure. <br />
