Chapter 2: The Plan <br />Summary of Development Potential <br />In short; these exercises show there is significant redevelopment potential with in the corridor. New <br />development can be accomplished without displacing existing residences and successful businesses. <br />The development parcels are reasonably, sized' /2 -3 acres but are not of a size to entice large -scale retail <br />development such as a national chain store. <br />The desired development from neighborhood residents meshes well with the physical constraints of the <br />corridor. The US 70/ Cornelius Street Corridor provides a good opportunity for local investment and <br />local business growth. <br />Development and Land Use Recommendations <br />• Establish coherent and comprehensive processes to encourage redevelopment <br />• Develop zoning classifications for neighborhood scale service and retail uses <br />• Ensure Land Use recommendations in Strategic Growth Plan match redevelopment proposals, <br />including mixed use <br />• Create flexible standards for alternatives to concrete sidewalks <br />• Encourage small business owners to take advantage of small business loans - offered by-Orange <br />County <br />0 Create flexible parking standards that encourage shared parking by mixed -peak uses and that <br />encourage alternate modes of transportation <br />41 <br />US 70/ Comelius Street Corridor Strategic Plan 2007 <br />
