Force mapped and <br />analyzed the existing conditions and potential for redevelopment..ine result of the analysis was the <br />identification of parcels ripe for development and redevelopment. <br />'The following series of maps were used as aids in determining the potential for redevelopment of parcels <br />on the US 70/, Cornelius Street Corridor <br />Analysis of the existing topography shows 13 properties that have a grade change of more than 10 feet <br />within 30 feet of the front property line. -Many of these properties have more than a 20 -foot change in <br />grade, which can create development challenges including safe driveway access, limited development area, <br />greater construction expense due to cost of fill dirt, and difficulty in relating to adjacent properties in terms <br />of site design. <br />11 <br />US 70/ Cornelius Street Corridor Strategic Plan 2007 <br />
