Chapter l: Plan Development <br />4itd Visitiardd( Corridor"b�dlk <br />On Saturday July 8,2006 members of theilTask, Force met at the' Fairview :'Baptist Church and spent the <br />morning walking the, US 70/ Cornelius Street Corridor. "Task force members were struck by the <br />tremendous potential for redevelopment and expressed the need for improved landscaping, signage, and <br />lighting. The group also discussed topographical challenges along the 70 Corridor. Some of the <br />properties have very steep grade changes at the roadway edge, making ingress and egress onto the lots <br />difficult.. The group identified residential parcels, as well as properties more likely to redevelop <br />commercially. The group pointed out existing businesses that served the community well and expressed <br />an interest in seeing these businesses supported by future growth. 'Below are examples of pictures taken <br />during the site visit that represent opportunities for improvement. <br />Wide and numerous curb cuts complicate the flow of <br />traffic along the corridor. This type of unlimited <br />access presents an unattractive entryway and can <br />cause traffic problems such as the unexpected entry <br />and exit of vehicles from the main road, which poses <br />safety threats to pedestrians and other vehicles. <br />This view shows the existing conditions along the <br />shoulder of the 70 Corridor. Unsafe pedestrian <br />conditions exist along the roadway edges. There is <br />also a lack of sufficient storm water control.. The <br />shoulder is unsightly as well with no tree plantings <br />or landscaping. <br />The parcel in the foreground is currently <br />undeveloped. Properties like this one are common <br />in the 70 Corridor.".
