The applicant and surveyor have since <br /> informed Staff that suitable soils have been <br /> located in the vicinity of the boundary between <br /> lots 11 and 12 . The lot line can be adjusted <br /> accordingly to allow development of lot 11. <br /> The remaining lots were found to be provisionally <br /> suitable for development. <br /> The Orange County Fire Marshall commented that a <br /> turn around area for emergency vehicles was <br /> needed at the end of Jomali Road. A T-turnaround <br /> will be constructed in a manner which allows for <br /> future road extension. <br /> The County Engineer indicated that portions of <br /> several lots contain fairly steep slopes and that <br /> drainage easements may be needed in some areas. <br /> The Erosion indicated that <br /> and <br /> approval grading <br /> appp roval l of f <br /> permit would be required prior to any <br /> disturbance. <br /> The Planning Staff recommends approval of the <br /> proposed Preliminary Plan for Pleasant Green <br /> Woods with conditions as contained in the <br /> Resolution of Approval. (A copy of the <br /> Resolution is an attachment to these minutes on <br /> pages • ) <br /> Willis recommended that condition A3 in the <br /> Resolution of Approval be changed to indicate <br /> that a Notice of Restricted Development potential <br /> would not be required for lot 11 if suitable <br /> soils are verified. <br /> Hamilton asked about the fiscal impact analysis <br /> that was distributed prior to the meeting for <br /> this subdivision. Collins responded that the <br /> Board of Commissioners have asked that Staff <br /> provide this information for all subdivisions <br /> of ten or more lots at the preliminary plan <br /> stage. <br /> Gray asked about suitable soils on lots 11 and <br /> 12 .
