9t
EXCERPT - SECTION 3 . 11 BINGHAM TOWNSHIP PLAN
*Commercial develepmer.- will be allocated to
desicr..ted activity nc•ies which provide a more
• reasonable and e== _ient alternative to strip
development, es_ _ially along NC34 ..
In light of these allocation c.:idelines , information
about land in Bingham Township was ' filtered ' throuch a set
of locational criteria, including these g•.: ..de__nes , to
determine which land use is appropriate for a specific
area . The resulting analysis creates the basis for the
classification of land in Bingham Township .
Distribution of Land Use Plan Categories
Land in Bingham Township has been classified according
to the public policies expressed in the Plan, the
allocation guidelines , and the effects of growth on the
Township . •
AGRICULTURAL AREAS : This is the predominant classification
in the Township. It refers to land assessed for • farm use
under County provisions allowing for use value taxation
and for active farm and forestry land not enrolled in the
program. While lands in this category are distributed
township-wide, the bulk is in the western and southern parts
of the Township.
RURAL BUFFER: The purpose of this classif ication is to
designate land adjacent to the urbanizing area of Chapel
Hill and Ca_rboro that should remain rural . in character and
not recuire urban services . This classification encompasses
the New Hope Creek and University Lake drainage basins .
AGRICULTURAL RESIDENTIAL: While 'limited low density
residential development occurs in land categorized as
agricultural residential, the prevailing land use is
• agricultural. Land in this category is fairly evenly
distributed throughout the western two-thirds of the
Township.
RURAL RESIDENTIAL: This category of land refers to areas
which have characteristics that make it suitable for rural ,
non-farm residential development . The major portion of this
category is bounded by the Cane Creek watershed on the
north, the University Lake watershed on the east, Orange
Grove •Road (north of NC54 ) and White Cross Road ( south of
NC54 ) on the west, to a point about one-half mile south of
NC54 . The Township' s major arterial, NC54 , passes through
•
3 . 11-17
