Therefore, appropriate <br /> infill development is projected for this area. New commercial and <br /> industrial uses should be generally confined to the areas south of <br /> U.S. 70 and 1-85 in order to reduce negative impacts on the Eno <br /> River State Park. The potential for vehicular access to Old N.C. 10 <br /> is good. Access along U.S. 70 may be difficult in areas of moderate <br /> or steep slopes. <br /> 7 . Amend Section 3 . 11 - Bingham Township Plan by revising the <br /> descriptions of activity nodes BH-1 (Adam & Eve) and BH-2 (White <br /> Cross) to read as follows (wording to be deleted shown in <br /> t*faul'hY new wording shown in boldface; italics indicates revision <br /> based on citizen/staff comment) : <br /> REFERENCE: BH-1 (Adam & Evc) (Morrow Mill) <br /> LOCATION: N.C. 54 and Morrow Mill Road (SR 1958) <br /> PLAN CATEGORY: Rural Ncighborhood- Activity Node <br /> Economic Development (Rural) Activity Node <br /> ANALYSIS AND EVALUATION: This node, consisting of approximately 22 <br /> acres, is located at the intersection of the Townchip'e main a <br /> major arterial road, N.C. 54 , and a collector road. Several <br /> commercial uses, including a wholesale mail-order distribution <br /> firm, are located in or adjacent to the node. The area closest to <br /> the Morrow Mill Road intersection is best suited for service/retail <br /> land uses. <br /> While no significant environmental constraints are associated with <br /> the node, Collins Creek, the area's eastern boundary, flows through <br /> a floodplain area which could serve to buffer adjacent uses. <br /> Otherwise, the drainage tributary is not considered restrictive for <br /> development in the node. Soils unsuitable for development are <br /> located primarily along Collins Creek and its tributaries. <br /> The area is not located in a protected watershed, and ridge tops <br /> between the streams are broad and flat, conducive to commercial and <br /> light industrial development. A small part of the area is contained <br /> in slopes over 7.5 percent. Slopes over 15 percent are rare and <br /> isolated in this part of the county. The 7.5-15 percent slopes are <br /> generally on the sides of the ridges along drainage tributaries. <br /> REFERENCE: BH-2 (White Cross) <br /> LOCATION: N.C. 54 and White Cross Road (SR 1952) <br /> PLAN CATEGORY: Rural Community Activity Nodc <br /> Economic Development (Rural) Activity Node <br /> EVALUATION: The node, situated at N.C. 54 and White Cross <br /> Road, extends almost to Butler Road on the east. Consisting of <br /> approximately 200 acres, there are contains several existing <br /> commercial uses in or adjacent to the node and few environmental <br /> constraints.
