-15 4 <br /> b) Application Criteria <br /> This district will usually be applied where the <br /> following conditions exist: <br /> *Amended *1 . Site is located adjacent to a Federal Interstate <br /> 7-6-82 ' 'Highway, with direct access to either an arterial <br /> or collector road, and within 1 . 5 miles of an <br /> interchange on the interstate system. <br /> *Amended *2 . The site is located outside of the Chapel Hill <br /> 7-6-82 Carrboro rural buffer areas as designated in the <br /> 4-4-88 adopted Comprehensive Plan. <br /> *Amended *3 . All lots shall be a minimum of 10 acres, and all <br /> 7-6-82 lots shall have frontage on the interstate or on <br /> the collector arterial street. <br /> *Amended *4 . No uses shall be located in a designated water <br /> 7-6-82 supply watershed. <br /> 5 . All operations other than loading or unloading, <br /> would be conducted entirely within the building <br /> or buildings . <br /> 6 . Urban services, such as water and sewer mains, <br /> are desirable, but not required if acceptable <br /> alternative are available. <br /> 4.2.20 Existing Industrial <br /> /III District <br /> a) Intent <br /> The purpose of the Existing Industrial (EI) district <br /> *Amended is to provide a district to be used only during the <br /> 4-4-88 application of zoning, to <br /> townships to accommodate existingsindustrial uses not <br /> located in areas designated as Activity Nodes by the <br /> adopted Comprehensive Plan. <br /> b) Application Criteria <br /> This district will only be applied to accommodate <br /> *Amended existing industrial uses located in areas not <br /> 4-4-88 designated as Activity Nodes in the adopted <br /> Comprehensive Plan (at the time of the application of <br /> the zoning ordinance to previously unzoned Townships . ) <br /> It is further intended that this district shall not be <br /> applied to any use that has adverse impacts beyond the <br /> immediate space occupied by the building. <br /> 4.2.21 Light Industrial-I (I-1) District <br /> a) Intent <br /> 4-7 <br />
