15 <br /> 4 .2.14 RESERVED <br /> 4 .2 .15 RESERVED <br /> 4.2 .16 Office/Institutional (0/I ) District <br /> a) Intent <br /> The purpose of the Office/Institutional (0/I ) District <br /> is to provide locations for medium intensity office <br /> and institutional land uses and to function as a <br /> buffer between conflicting land use situations . <br /> b) Application Criteria <br /> This district will usually be applied where the <br /> following conditions exist: <br /> *Amended *1 . Site is located in areas designated by the <br /> 4-4-88 adopted Comprehensive Plan as Commercial <br /> Transition or Industrial Activity Nodes . <br /> 2 . Site would provide a buffer or step down in <br /> intensity of land use from a commercial use in a <br /> Neighborhood or Community Activity Node. <br /> 3 . Generally, these areas should have water and <br /> sewer mains existing at site or are to be made <br /> available during the development process . <br /> 4 . Normally, the maximum amount of land zoned to <br /> this 0/i classification shall not exceed five <br /> acres . <br /> • <br /> *Amended *5 . Vehicular access must consist of direct access to <br /> 4-4-88 a street classified either arterial or collector <br /> as designated by the Comprehensive Plan. <br /> 4.2. 17 RESERVED <br /> 4 .2. 18 RESERVED <br /> 4.2. 19 Economic, Development, (ED) District, <br /> a) Intent <br /> The purpose of the Economic Development (ED) District <br /> is to provide locations for a wide range of low <br /> intensity industrial, institutional , office and <br /> research uses with no adverse impacts beyond the space <br /> occupied by the use. The Economic Development <br /> District shall always be designated in close <br /> association with the Federal Interstate Highway <br /> System. <br /> 4-6-a <br />
