Finalize performance standards and design September, 1992 - <br /> guidelines for each nonresidential use October, 1992 <br /> category associated with specific economic <br /> development districts. This activity will <br /> involve: <br /> 1. Completion of site evaluation display <br /> boards and calculation of land use <br /> intensity levels; and <br /> 2 . Identification of desired intensity <br /> levels, performance standards, and <br /> design guidelines for each land use type. <br /> B. Finalize locational criteria for October, 1992- <br /> economic development districts, November, 1992 <br /> including the type and distribution <br /> of land uses associated with each <br /> site. This activity will involve: <br /> 1. Identification of development <br /> constraints for the I-85/U.S. 70 <br /> interchange area; <br /> 2 . Preparation of economic feasibility <br /> calculations for the I-85/U.S.70 and <br /> I-40/Old N.C. 86 interchange areas; <br /> 3. Identification of appropriate <br /> distribution of land uses for the <br /> I-85/U.S.70 interchange area; and <br /> 4. Preparation of schematic land use <br /> and thoroughfare plans to guide <br /> development within the districts. <br /> C. Identify approval procedures and November, 1992- <br /> implementation strategies for development December, 1992 <br /> projects in economic development districts, <br /> including, but not limited to, the following: <br /> 1. Zoning of target areas as "economic <br /> development districts" by Orange County, <br /> following development of locational <br /> policies, performance standards, and <br /> design guidelines; <br /> 2 . Approval of development applications by <br /> staff, provided project complies with <br /> approved policies, standards, and guidelines; <br /> 3 . Approval of development applications by <br /> Planning Board and Board of Commissioners <br /> if project does not comply; <br />
