14 <br /> n i <br /> screening, predominantly evergreen <br /> trees shall be planted that will <br /> reach a mature height of 30 feet, <br /> providing a continuous buffer. <br /> Limited breaks (one per lot) in <br /> required interstate buffers are <br /> allowed only if they are well <br /> designed and provide either a scenic <br /> vista, or a landscaped area for a <br /> single business identification sign. <br /> 4) Necessary access and utilities are <br /> allowed within required buffers; <br /> however, no other disturbance for <br /> buildings, parking, or storage is <br /> permitted within a buffer. <br /> 5) A waiver of buffer requirements may <br /> be requested in accordance with <br /> Article 12 .8 of the Zoning Ordinance. <br /> b. Landscape Design Standards <br /> 1) Berms, fences, and walls with or <br /> without plantings may be used for <br /> screening purposes, provided they are <br /> designed and located in harmony with <br /> other site features and functions. <br /> 2) Service, loading, parking, and <br /> outdoor storage areas, including <br /> solid waste/recycling containers, <br /> shall be screened from view from <br /> adjacent roads and lots. <br /> 3) Refer to Article 12.4.2 and 12.9 of <br /> the Zoning Ordinance for parking lot <br /> interior landscaping standards, and <br /> installation/maintenance <br /> requirements. <br /> 4) Foundation plantings are required <br /> with all major structures to blend <br /> the architecture into the site. <br /> 5) Additional landscaping to further <br /> define use boundaries and different <br /> functions within the site is <br /> encouraged. Mass plantings and <br /> natural groupings of trees and shrubs <br /> are recommended as more effective <br /> than linear installations. <br />
