14U <br /> adjacent sites with walkways, <br /> crosswalks, and appropriate lighting <br /> and landscaping. <br /> b. Within the site <br /> 1) Separate service and visitor/employee <br /> access is encouraged. <br /> 2) Safe and adequate access designated <br /> for pedestrians including <br /> handicapped, especially between <br /> parking and building or use. <br /> a) Minimize conflicts between <br /> pedestrian and vehicular access. <br /> b) Changes in paving materials to <br /> accent pedestrian circulation is <br /> encouraged. <br /> c. A Traffic Impact Study is required if <br /> trips per day exceeds 800. Refer to <br /> Article 13 of the Zoning Ordinance. <br /> 3. Parking <br /> a. Off-street parking is required. <br /> b. Refer to Article 10 of the Zoning <br /> Ordinance for required number of spaces, <br /> and handicapped provisions. <br /> c. Shared parking and parking under buildings <br /> are encouraged to minimize disturbance and <br /> reduce impervious surface. <br /> d. To reduce visual impact, use buildings and <br /> natural grade changes to screen parking, <br /> or depress roads and parking below <br /> finished grade. <br /> e. See below for landscaping requirements <br /> (#7) . <br /> 4. Signs - anything designed to convey <br /> information, not including entrance/exit signs <br /> which do not contain advertising material or <br /> exceed 6 sq.ft. per side. <br />
