13b <br /> a. The rate of runoff from the site shall not <br /> be increased over pre-development <br /> conditions. <br /> b. The stormwater management system should <br /> respect existing drainage patterns. Runoff <br /> should be directed away from erosion-prone <br /> slopes. <br /> c. Energy dissipators such as rip rap aprons <br /> shall be used where runoff is collected <br /> and discharged, for example, at downspouts <br /> from rooftops and storm drains at parking <br /> areas. <br /> d. Conflicts between on-site drainage and <br /> other site features shall be avoided, such <br /> as drainage across sidewalks, or ponding <br /> in parking or service areas. <br /> B. Site Design Requirements [illustrations to be added <br /> later] <br /> Design alternatives may be considered if the <br /> applicant can clearly show how the proposal carries <br /> out the intent of the Economic Development Design <br /> Guidelines. <br /> Unless specific reference is made to requirements <br /> contained in the Zoning Ordinance, the standards <br /> contained herein shall take precedence. <br /> 1. Location of site features (buildings, parking, <br /> storage/service areas, access drives, <br /> utilities, etc. ) <br /> a. Minimize disturbance. Phased development <br /> is encouraged where practical. <br /> b. Preserve existing vegetation wherever <br /> possible, especially significant stands of <br /> trees and along drainage ways, on steep <br /> slopes, and in buffer areas. <br /> c. Use natural shape of land with minimal <br /> grading to locate features in a way that <br /> minimizes impacts on and off site. <br /> d. Maintain natural drainage patterns. <br />
