22 <br /> Geographic areas that show immediate possibilities for appropriate <br /> development include: <br /> - Hillsborough Business Center area <br /> - Some Mebane sites <br /> - Hillsborough commercial and industrial sites; <br /> Meadowlands, Cornerstone, Hampton Pointe, France Property <br /> These areas are zoned appropriately and have water/sewer. <br /> Geographic areas with longer term potential include: <br /> - the rest of the 1-85 corridor (especially, the big node in <br /> Cheeks Township) <br /> - the area around the intersection of Highway 7U and I-85 in <br /> eastern Orange County <br /> - sections of Hwy 54 west of Carrboro <br /> - the intersection of 1-40 and Old NC 86 <br /> It is the consensus of this group that I-40 is a valnA hle economic <br /> resource that cannot be ignored. Sites with accessibility to 1-40 are <br /> especially suited for employers of the highly educated and companies <br /> desiring connections with the Universities, Research Triangle Park and <br /> the Raleigh-Durham International Airport. The long term potential of <br /> this- resource can only be realized by a re-assessment of current land <br /> use policies. <br /> 4) Local Response Team -- A group of individuals from business and <br /> government has been recently recruited to welcome and inform prospects <br /> who visit Orange County. These members are assembled as needed <br /> depending on the prospect's business so that Orange County's interest <br /> towards business can be appropriately conveyed. The Target Advisory <br /> Group recommends that this group be supported by appropriate <br /> representation on the Team. <br /> 5) Promotional Campaign -- Orange County needs to continue increasing <br /> the intensity of its recruitment efforts. Active recruitment efforts <br /> should be funded and initiated within the next twelve (12) months. <br /> Recruitment efforts could be enhanced if speculative buildings were <br /> available to prospective businesses and an enhanced effort were made to <br /> maze it known that there are existing buildings available for lease and <br /> sale. <br /> in order for additional new business to be attracted to an Orange <br /> -County location, at least one area in the County should be pre-zoned to <br /> allow appropriate businesses to develop without unnecessary planning <br /> approval delays. The Planning approval process should also be <br /> streamlined to make the process bearable for business and industry that <br /> want to locate or expand here. <br /> Page 4 <br />
