Highway 54 and Morrow Mill Road. <br /> The area consists of approximately 220 acres. The current <br /> base zoning district designations for the area are EC-5 <br /> Existing Commercial-5, NC-2 . Neighborhood Commercial-2, <br /> GC-4 General Commercial-4, AR - Agricultural-Residential, <br /> and R-1 Rural Residential. The proposed zoning district <br /> designation is ED - Economic Development District. <br /> d. Bingham Township - White Cross <br /> The area proposed for rezoning is located generally at <br /> the intersection of N.C. Highway 54 and White Cross Road. <br /> The area consists of approximately 200 acres. The current <br /> base zoning district designations for the area are NC-2 <br /> Neighborhood Commercial-2, LC-1 Local Commercial-1, AR - <br /> Agricultural-Residential, and R-i Rural Residential. The <br /> proposed zoning district designation is ED - Economic <br /> Development District. <br /> ZONING ORDINANCE TEXT AMENDMENTS <br /> The proposed amendments to the Orange County Zoning Ordinance <br /> are as follows: <br /> 1. Amend Article 4.2. 19 - District Statements of Intent and <br /> Application Criteria [Economic Development (ED) District] by <br /> revising the statement of intent and criteria applicable to <br /> the Economic Development District. <br /> 2 . Amend Article 4 .3 - Table of Permitted Uses by amending it to <br /> expand the range of permitted uses in the ED - Economic <br /> Development District to include light industrial, <br /> distribution, flex space, office, service, and retail <br /> activities. <br /> 3. Amend Article 5. 1.2 - Establishment of Dimensional <br /> Requirements (Schedule for Non-Residential Development) by <br /> deleting the existing standards and providing a notation that <br /> development projects are subject to the design standards <br /> contained in Article 6.29 of the Zoning Ordinance. <br /> 4 . Amend Article 6 by adding a new Article 6.29 - Development <br /> Standards for Economic Development (ED) Districts to establish <br /> a set of land use intensity ratios and design criteria with <br /> which all projects in an Economic Development District must <br /> comply. Failure to comply with the standards will require that <br /> an applicant apply for and obtain approval as a Planned <br /> Development if the project is to proceed. <br /> 5. Amend Article 7 by revising Article 7 .2. 1 to include the PD-ED <br /> Planned Development-Economic Development District as a <br /> permitted Planned Development District. <br />
