4 <br /> ZONING ATLAS AMENDMENT <br /> The proposed amendment to the Orange County Zoning Atlas is as <br /> follows: <br /> 1. Z-1-93 Economic Development Districts <br /> The following amendments to the Orange County Zoning Atlas are <br /> for the purpose of applying Economic Development District <br /> zoning designations to properties which would have the <br /> designation of Economic Development Activity Node in the Land <br /> Use Element of the Comprehensive Plan. Areas affected by the <br /> proposed changes are as follows: <br /> a. Cheeks Township - I-85/Buckhorn Road, <br /> The area proposed for rezoning is located on the <br /> northeast corner of I-85/1-40 and Buckhorn Road. The area <br /> extends from I-85/1-40 to and across the Southern <br /> Railroad to U.S. Highway 70. The area in question <br /> consists of approximately 214 acres. The current base <br /> zoning district designations for the area are EC-5 <br /> Existing Commercial-5, I-1 Light Industrial, 0I-Office <br /> and Institutional, and R-1 Rural Residential. The <br /> proposed zoning district designation is ED - Economic <br /> Development District. <br /> b. Hillsborough Township - I-40/Old NC 86 <br /> The area proposed for rezoning is located generally at <br /> the intersection of I-40 and Old N.C. 86 (South Churton <br /> Street Extension) and extends in a northeast direction to <br /> the Southern Railroad. The area in question consists of <br /> approximately 837 acres. The current base zoning district <br /> designations for the area are AR - Agricultural- <br /> Residential and R-1 Rural Residential. The proposed <br /> zoning district designation is ED - Economic Development <br /> District. <br /> c. Eno Township - I-85/US 70 <br /> The area proposed for rezoning is located generally at <br /> the intersection of I-85 and U.S. Highway 70 and includes <br /> areas located between the Southern Railroad on the south <br /> and I-85 and U.S. Highway 70 on the north. The area <br /> in question consists of approximately 418 acres. The <br /> current base zoning district designations for the area <br /> are R-1 Rural Residential, EC-5 Existing Commercial-5, <br /> CC-3 Community Commercial-3, and GC-4 General Commercial- <br /> 4. The proposed zoning district designation is ED - <br /> Economic Development District. <br />
