It uses the two-acre lot as a base, but <br /> allows very high bonuses: <br /> OPTION 28: Uses the "yield" of the land as a base, but allows the yield to be as high <br /> u one-acre lots. Has very low bonuses. <br /> OPTION 38: (For discussion), A variation of 2B where the maximum yield is a two- <br /> acre lot rather than one-acre. <br /> OPTION 48: (For discussion). Same as 3B but with higher bonuses to encourage open <br /> space development. <br /> The four plena are outlined on the 'POUR PLANS FOR DISCUSSION" sheet. <br /> All options allowmitlemi , m €'.ratusa <br /> • 1A allows two-acre conventional as a base (density a 50 units per 100 acres). <br /> • 215 allows densities of up to 100 units per 100 acres for good soil. <br /> • 38 and 48 allow 25 or 50 units per 100 acres, depending on soil. <br /> Bonuses for 1A ere based on open space, while the bonuses on 25, 38, and 48 are <br /> based on the quality of the open space ("fair", "moderate", or "good") and a <br /> minimum open space of 40%. <br /> ANSLYSIS: (see the four separate apresdsheete) <br /> The most important considerations are: <br /> • Population increase <br /> • Amount of Open Space expected <br /> • Proper incentives to build Open Space <br />
