Since the <br /> `' surveyors seem to already be doing this he felt <br /> there should not be a great increase in cost. <br /> Gray asked what would have to be done to require <br /> the surveyor to provide the information on the <br /> concept plan. Collins responded that in the <br /> ordinances in the section regarding concept plans <br /> the statement would be added: provide the <br /> following information and list the information <br /> to be required. Then, the Staff could be <br /> directed to prepare a sketch plan, which, while <br /> not a detailed plan, lot sizes would be accurate. <br /> Waddell indicated he found this more agreeable <br /> than asking the applicant to prepare two concept <br /> plans . <br /> Gray asked how much time and additional personnel <br /> would be required if the sketch plan was prepared <br /> by the Planning Staff . Collins responded that <br /> there are two vacant positions in the department. <br /> When those are filled, there may be a special <br /> projects planner to handle such projects . It <br /> would not require additional staff. <br /> Jobsis asked why the 1-acre option had been <br /> eliminated and, also, why not keep the maximum <br /> density at 100 units regardless of the amount of <br /> open space as suggested by Dr. Crumley. Burklin <br /> responded that all of the options would only be <br /> 100 units per 100 acres . Burklin continued <br /> that the density bonuses may be one of the more <br /> important parts of the incentives package. <br /> Jobsis indicated she felt that the density <br /> bonuses and cluster development should be used <br /> where large tracts have lots of unperkable land. <br /> Jobsis asked Stancil to explain the "Arendt" <br /> approach of calculating density. Stancil noted <br /> that density is based upon the buildable land in <br /> the tract. If a tract of land could only have 50 <br /> lots in traditional subdivision, there could only <br /> be 50 lots in a cluster subdivision. Density <br /> bonuses would not be allowable. <br /> Bob Hall asked that the following statement be <br /> added after the first paragraph under "Strategy <br /> 2" : <br /> These options are intended to complement, <br /> rather than replace, the statement of <br /> Basic Concepts contained on page 3 . 2-1 <br /> and 3 . 2-2 of the Comprehensive Land Use <br />
