56 <br /> RECOMMENDATION OF THE ORANGE COUNTY PLANNING BOARD <br /> THE RURAL CHARACTER STUDY COMMITTEE'S <br /> CONCEPTUAL GUIDELINES FOR RURAL ORANGE <br /> On January 25, 1993, the Planning Board recommended approval of the <br /> Rural Character Study Committee's Conceptual Guidelines for Rural <br /> Orange strategies as amended by the Committee on January 21, 1993, <br /> with three recommended changes: <br /> 1. Keeping 0. 92 acres (40,000 square feet) as the minimum <br /> lot size for conventional residential development. This <br /> would alter Option 2 of the Committee's <br /> development options (page 15-16 of the Conceptual <br /> Guidelines) . <br /> NOTE: The Committee's strategies call for an average lot <br /> size of 1 .84 acres (80, 000 square feet) , requiring <br /> developments creating lots averaging less than 1.84 acres <br /> overall to provide open space within the development. <br /> 2 . Adding a sentence noting that the rural character <br /> strategies are designed to complement the policy <br /> statements in Section 3.2 of the Land Use Element of the <br /> Comprehensive Plan ( "Basic Concepts" section) . This <br /> sentence might be most appropriately added as a "Growth <br /> Management" action strategy on page 10 of the Conceptual <br /> Guidelines. <br /> 3 . Clarifying language on the definition of private <br /> recreational open space on pages 23-24 of the Conceptual <br /> Guidelines. <br /> The remainder of the document was recommended for approval as is. <br />
