Attachment 2 48
LUDINGTON POSITION ON 1/21/93 RCSC RECOMMENDATIONS
1. The overall density is too high. We will be adding significant density to
the County with the proposed plan, much greater than what is currently
allowed (See attached figures).
Although Randall Arendt's density yield plan was never given serious
consideration, I believe such a plan provides a far superior method for
determining density than a sliding scale. I would modify his process,
however, to allow for more "buildable land."
2. Commercial development permitted is far too vague, Most troubling is
the fact that it is not confined to any particular area but is allowed in any
open space development.
Further, to allow unspecified development with no limit on size of tract is
asking for trouble. Andres Duany's Traditional Neighborhood Design
ordinance should be studied carefully.
A public hearing is in order if commercial development is to be permitted
anywhere that open space development is allowed.
