37
• s
1-21-93 Final Version
DEVELOPMENT OPTION 3 : Open-Space Development (OSD)
AVERAGE LOT SIZE: DONN TO 10,000 SF
OPEN SPACE REQUIRED:; FROM 20 TO 70% OF TOTAL TRACT
(Includes entry roads and other
permitted uses)
POTENTIAL LOT YIELD: FROM 80 TO 130 LOTS PER 100 ACRES
(Density 0.80 - 1.30)
PERMITTED LAND USES RESIDENTIAL, LOCALLY-ORIENTED
COMMERCIAL
INCENTIVES: ., DENSITY BONUS
PRIVATE ROADS
POSSIBLE OPEN SPACE TAX BREAKS
Option 3 is in itself a sliding scale of many possible development
options . Open-Space Development provides that a certain portion of
the tract is left in permanent open space . This open space can
serve a number of purposes, as discussed in Section II of this
document. It may be used to protect sites on the Inventory of
Natural Areas and Wildlife Habitats . It may be used for
agricultural purposes . It may be used to preserve scenic vistas or
other sites of cultural interest. Open space also serves as a
buffer for adjoining uses, and it provides homeowners within the
development an open space preserve that will not be subject to
development. Such developments also provide flexibility in terms of
lot sizes and housing types.
In exchange for protecting open space within the tract, a density
bonus is provided as an incentive for use of open-space
development. The sliding scale shown below allows an increase of
one house or dwelling unit for each additional percentage of open
space preserved. The base, or starting point for this sliding
scale, provides that at least 20% of the tract must be open space .
Where this is done, 80 lots per 100 acres (density = 0. 80) is
permitted on the remainder of the tract.
17
