Open-Space Development provides that a certain portion of <br /> the tract is left in permanent open space . This open space can <br /> serve a number of purposes, as discussed in Section II of this <br /> document. It may be used to protect sites on the Inventory of <br /> Natural Areas and Wildlife Habitats . It may be used for <br /> agricultural purposes . It may be used to preserve scenic vistas or <br /> other sites of cultural interest. Open space also serves as a <br /> buffer for adjoining uses, and it provides homeowners within the <br /> development an open space preserve that will not be subject to <br /> development. Such developments also provide flexibility in terms of <br /> lot sizes and housing types. <br /> In exchange for protecting open space within the tract, a density <br /> bonus is provided as an incentive for use of open-space <br /> development. The sliding scale shown below allows an increase of <br /> one house or dwelling unit for each additional percentage of open <br /> space preserved. The base, or starting point for this sliding <br /> scale, provides that at least 20% of the tract must be open space . <br /> Where this is done, 80 lots per 100 acres (density = 0. 80) is <br /> permitted on the remainder of the tract. <br /> 17 <br />
