It is designated as Agricultural Residential in <br /> the Land Use Element of the Comprehensive Plan. <br /> Adjacent land uses are agricultural and residential. <br /> In 1991, the traffic count for NC Highway 57 was 2500 <br /> trips per day. <br /> A minor subdivision for Mincey Farm was recently <br /> approved to create five (5) lots on new private roads . <br /> The major subdivision application is to divide two of <br /> the larger lots containing 17 . 63 acres into fifteen <br /> ( 15) new lots and upgrade the private roads to public. <br /> The average lot size is 1. 18 acres. All lots will be <br /> served by individual wells and septic tanks. NCDOT has <br /> recommended some minor clearing and grading to improve <br /> sight distance at the subdivision entrance on NC <br /> Highway 57 . <br /> The drainage easement that crosses lots E3 through E6 <br /> must be extended across lot A5. Its purpose is to <br /> accommodate the outflow from a pond on adjacent <br /> property. The drainage way is actually a wide grassed <br />
