10 <br /> PROPOSED AMENDMENTS (JPA-1-92) <br /> The proposed amendments to the JPA Land Use Plan are in three <br /> areas as follows: <br /> 1. On page 60 of the JPA Land Use Plan, add a new paragraph <br /> between the descriptions of Suburban Residential Areas and <br /> Urban Residential Areas. The proposed text is underlined <br /> italics <br /> Suburban Residential Areas are designated for housing <br /> densities ranging from one ( 1) to five (5) dwelling units per <br /> acre. Such areas in located where land is changing from rural <br /> to urban, suitable for urban densities, and to be provided <br /> with public utilities and services. Housing types range from <br /> single-family homes to duplexes to multi-family dwellings. <br /> However, densities may be lower than one dwelling unit <br /> per acre in Suburban Residential Areas. Chapel Hill as part <br /> of its Southern Small Area Plan has identified certain areas <br /> in the Southern Triangle as being suitable for densities not <br /> exceeding one (1) unit per acre for areas immediately east of <br /> U.S. 15-501 and densities not exceeding one (1) unit per <br /> five (5) acres for areas immediately west of Old Lystra Road. <br /> NOTE: Clarification requested by Commissioner Gordon (bottom <br /> of page 2, top of page 3 in minutes) at the public <br /> hearing is included above in boldface. <br /> Urban Residential Areas are similar to Suburban <br /> Residential Areas in terms of both housing types and public <br /> service availability. However, densities are higher, ranging <br /> from six (6) to thirteen ( 13 ) dwelling units per acre. <br /> 2 . On page 72, add a new paragraph between the first and <br /> second paragraphs under the heading, Suburban Residential <br /> Areas. The proposed text is underlined italics. <br /> Suburban Residential Areas <br /> Suburban Residential Areas include single-family homes, <br /> duplexes, apartments, condominium and townhouse projects. <br /> Areas designated as Suburban Residential are located where <br />
