Box 429 <br /> Hillsborough, NC 27278 <br /> RE: Water and Sewer Availability <br /> Concorde Place Apartments <br /> Hillsborough, NC <br /> Dear Harding: <br /> We have completed our preliminary review of the availability of water and sewer <br /> service to the Concorde Place Apartments. The proposed location of the development <br /> is at the northeast corner of the intersection of U.S. Highway 70 By-pass and Holiday <br /> Park Road on the edge of Hillsborough's northwest corporate limits. The following <br /> comments address the requirements for both water and sewer extensions. <br /> Water Service <br /> The proposed plans indicate that water service is to be provided from a tie-in to <br /> the existing 6-inch water main on Holiday Park Road. Preliminary testing of hydrants <br /> in the area show that the available static pressure at the proposed site will be a minimum <br /> of 43 psi, above the minimum pressure of 30 psi required for non-fire demand periods. <br /> The future construction of the elevated water tank off Faucette Mill Road will enhance <br /> the situation by increasing the available head in the northwest part of Hillsborough. <br /> Since the development will be constructed entirely within Hillsborough's corporate <br /> limits, provisions must be included to provide fire protection. Lines internal to the <br /> complex must be at least 6-inch and have hydrants spaced at minimum 400 foot intervals. <br /> . The water mains also must be specified as either PVC C900 or ductile iron pipe (DIP) <br /> class 50 as opposed to the copper pipe shown on the existing plans. Specific items such <br /> as these will be addressed in greater detail when reviewing the developer's plans and <br /> specifications for final Town approval. <br /> Flow rates to the proposed site during fire demand conditions cannot be calculated <br /> without further system testing. The relatively small size of the buildings, however, will <br /> not pose a significant fire demand over that of existing facilities in the area. System <br /> testing to determine maximum delivery rates during fire demand will be conducted in <br /> conjunction with final plan review. <br /> Sewer Service <br /> The preliminary plans submitted by the developer propose that sewer service to <br /> the apartment complex be in the form of gravity lines extending to the existing gravity <br /> system on U.S. Highway 70.
