If the said Tenant <br /> shall neglect to make any payment or rent when due within ten days after <br /> the same is due, or shall neglect to keep or perform any condition herein on <br /> its part, to be kept or performed, or shall violate any provision of this lease, <br /> or the rules and regulations hereunto annexed and made a part hereof, then <br /> the Lessor without any previous notice or demand may terminate this lease <br /> and require the Tenant to vacate the said rooms hereby leased, or the Lessor <br /> may enter the premises and expel the Tenant therefrom without prejudice to <br /> other remedies; notice to quit possession and every other formality is hereby <br /> expressly waived in case of any such default or breach of this lease or said <br /> rules and regulations. <br /> 8. The rules and regulations in regard to said building, annexed to <br /> this lease, and such amendments and modifications thereof as may from time <br /> to time be made by the Lessor, shall be considered a part of this agreement, <br /> and Tenant covenants that said rules and regulations shall be faithfully <br /> observed by Tenant, its servants, employees, and all persons invited by Tenant <br /> into said building. <br /> 9. All rights and liabilities herein given to or imposed upon either <br /> of the parties hereto shall extend to the heirs, executors, administrators, , <br /> { successors, and so far as same is assignable by the terms hereof, to the <br /> assigns of such party. <br /> 10.
