Tenant's employees in moving in or out of same, shall be borne and paid for <br /> by the Tenant and paid for immediately, and any and all damages or injuries <br /> done by the Tenant, its employees, servants or visitors, however caused, either <br /> • <br /> to the building or fixtures, or to any other tenant, or by the escape of water, <br /> steam, gas or other substance caused by negligence of Tenant, its employees, <br /> servants or visitors shall be borne by the Tenant and paid for immediately <br /> after its occurrence, and all alterations, additions or improvements made by <br /> either of the parties hereto upon the premises except movable office furniture <br /> put in at the expense of the Tenant, shall be the property of the Lessor, and <br /> shall remain upon and be surrendered with the premises at the termination of <br /> this agreement and lease. <br /> 4. It is agreed that the Lessor shall not be liable for any damage <br /> or injury to property of person from any source whatsoever or at any time, in <br /> the leased premises or building, from steam, gases electricity, water or rain, <br /> or from defective plumbing, pipes, wiring or defective machinery or equipment <br /> or carelessness in operation, as the rental herein charged Is made on the basis <br /> • <br /> of the Tenant and its servants, employees and visitors assuming for themselves <br /> such risk. <br /> 5. If during the term the demised premises shall be damaged by <br /> fire or the elements, they shall be repaired by the Lessor with all reasonable <br /> diligence, and in case they shal be so badly injured that they cannot be <br /> repaired with such diligence so as to be fit for occupancy within thirty days <br /> from such injury, the rent shall cease from the date of the injury until they <br /> shall be so repaired; and the tenancy shall not be terminated unless such <br /> repairs shall require more than sixty days, in which case Tenant shall have <br /> ■ the option of vacatin g the premises,es, provided always, that there shall be no <br /> such cessation of rent if the damage shall have been the result of the <br /> negligence, default, or willful act of the Tenant or his agents or employees. <br /> 6. Tenant shall give to Lessor prompt written notice of any <br /> accidents to, or defects in, the water pipes, electric wires, or heating <br /> apparatus, to be remedied by Lessor with due diligence. <br /> 7.
