The concern of the <br /> businesses is that they be allowed to continue operation. The concern <br /> of the neighbOrhood residentis is that the character of the neighborhood <br /> not be altered and that all the uses conform to the Zoning Ordinance <br /> requirements. <br /> The five co ,ercial uses in the area of Trurphy Schobl'that asked <br /> for rezoning were 0-fl Electric, Phillips General repair, Auto <br /> Catering Service, Bass Welding Shon, Dean's Truck and Coach. <br /> G-P Electric is a home occuoation and can continue to operate as it <br /> - does today. Phillips General repair could meat the standards of <br /> hone occupation for lots less than 200,000 Square feet. The arount <br /> of floor area in the garage would have to be reduced, the building <br /> will have to be screened and all parking areas will have to be <br /> screened and all siEns will need to meet zoning ordinance requirements. <br /> Auto Catering Service is a non-confOrming use and can continue to <br /> operate but not expand. Bass '.Telding Shop could reet the standards <br /> of home occupation for lots less than 2D0,000 square feet. A build- <br /> ing ray have to be constructed or the amount-of floor area may have <br /> to be reduced, no outside stora-e of materials is allowed, and the <br /> building would have to be screened, Dean's Truck aid Coach can meet <br /> the requirement of hone occunation on lots greater than 200,000 square <br /> feet. The amount of floor area would have to be reduced, the build- <br /> ing screened from the road, and any outside storage screened from the <br /> road, <br /> The Corner Grocery is currently zoned correctly for camercial use. <br /> Orange Glass Co. and Star Castle Disco are non-conforming uses and <br /> may continue to operate under the ZoninF. Ordinance. <br /> The impact of the Board's decision varies with the alternative selected. <br /> FECCUINDR1ION: Planning staff recormends that no Special Use Permit be created for <br /> hone occupations. Further, staff recommends these uses conform to <br /> the existing zoning ordinance requirements for hone occu2ations. <br /> Dean's Truck and Coach, Phillip's Garage, and Bass Welding should <br /> provide a scaled site plan that shows the lot boundaries, all exist- <br /> ing structures, storage areas, screening (existing, and or000sed), set- <br /> backs, signs (including size) and floor areas. <br /> /sw <br /> • • <br />
