The proposed <br /> road is to be constructed to Private Class B standards. The lot sizes <br /> meet the minimum standards of the Zoning Crdinance and Subdivision <br /> Regulations. This tract is designated Rural Buffer in the Land Use Plan <br /> and is located in the Eno fire district. <br /> 1 <br /> IMPACT: The proposal meets the existing standards for lot size and is bordered <br /> by other residential development and wooded land. This area is designated <br /> Rural Buffer and development with the lot sizes proposed would have <br /> minimql inpacts. <br /> RECMINDATION: The Planning Staff recommends approval with a drainage easement on the <br /> stream. The width of this easement to be determined by the Erosion Control <br /> Officer. <br /> The Planning Board recomaends approval with the one condition from the <br /> Planning Staff. <br />
