McCormick with a 20 and 30 foot easement. <br /> N7ED: Property is located in Bingham Township off SR 1951 White Cross R.a)• <br /> There are two lots proposed out of 5.5 acres. The road proposed is <br /> to be a Class C private road with a 20 foot easement for 955 feet <br /> from the state road and a 30 foot easement from there to the property. <br /> The lot sizes meet the minimum standards of the Zoning Ordinance and <br /> Subdivision Regulations. This lot is designated Agricultural-Pesidential <br /> in the Land Use Plan. <br /> IMPACT: The -proposal meets the existing standards for lot size, but does <br /> not meet the right-of-way or road requirements. The subdivision <br /> is bordered by wooded and undeveloped land. This area is designated <br /> as Agricultural-Residential. and this request would have minimal <br /> impacts if the road met the required standards. <br /> rECMIEFIDNTIMI: The Planning Staff recommends denial based on the conlition of the road, <br /> width of right-of-way on the road and the total number of lots on the <br /> existing road. <br /> The Planning Board recommends denial based on the reasons as set <br /> forth by the Planning Staff. <br />
