-34 <br /> Memo - Hoard of Commissioners <br /> April 14, 1982 <br /> Page 2 <br /> Presently, the Zoning Ordinance is very liberal in allowing home <br /> occupations. Most zoning ordinances allow home occupations within <br /> the existing dwelling unit. This is allowed under 6.16.6.1 in our <br /> ordinance. The other two classes of home occupations allowed in <br /> 6.16.6.2 (lots under 200,000 square feet) and 6.16.6.3 (lots over <br /> 200,000 square feet) are the two home occupations that allow detached <br /> accessory structures. If home occupations , which are permitted <br /> uses . now, are converted into Special Use Permits, the Impacts would <br /> be that home owners would be that homeamnars= would derive some greater <br /> degree of protection from the process homeowners would have to go <br /> through to develop a home occupation in an accessory building while <br /> the applicants would have to wait and follow an application process. <br /> Planning staff does not think the requirements would be any different <br /> if these home occupations were Special Use Permits instead of uses by <br /> right. Therefore, we conclude that homeowners would not derive a greater <br /> degree of protection with home occupations as Special Use Permits. <br /> The planning staff recommends that the rezoning requests be denied, <br /> and that the existing uses conform to the Zoning Ordinance. Staff <br /> further recommends that each use provide a scaled site plan that <br /> shows the lot boundaries, all existing structures, storage areas, <br /> screening (existing and proposed), setbacks, signs (including size) and <br /> floor areas. Each use in this area should,with little inconvience, <br /> be able to conform to section 6.16.6.2 or 6.16.6.3 and will be able to <br /> continue to operate. However, since most uses will be at the maximum <br /> allowed floor area they will not be able to expand. This should satisfy <br /> the concerns of the area residents. <br /> /sw <br />
