Those <br /> alternatives are still available to the Board. <br /> During the Planning Board's discussion of these rezoning requests another <br /> alternative emerged. The home occupation section (6.16.6) of the zoning <br /> ordinance would cover all the applicants. There are basically 3 types <br /> of home occupations created in the Zoning ('dinance. First, 6.16,6.1 <br /> establishes home occupations in all residential (R-2-R-13) districts <br /> except 11�1 and AR. 6.16.6.2 establishes home occupations on lots less <br /> than 200,000 square feet and 6.16.6.3 is for home occupations on lots <br /> greater than 200,000 square feet. Section 6.16.6,3 (lots greater than <br /> 200,000 square feet) could cover Dean's Truck and Coach with some amount <br /> of reduced floor area, screened outside storage, and screened buildings. <br /> The Board asked if requiring a special use permit for home occupations <br /> might alleviate sorre of the concerns expressed by residents. The Planning <br /> Staff feels that the requirements of section 6.16.6 provide as much <br /> protection as a special use permit would. Any requirements of a new <br /> special use permit would include the requirements contained in the <br /> present home occupation. <br /> In conclusion, a special use permit could allow variance in the <br /> requirements for each applicant. Usually the Board would want to make <br /> these requirements more restrictive in order to protect surrounding <br /> property. In the why School cases, particularly Dean's Truck and <br /> Coach, Bass Welding and Phillips Repair, the requirements would need <br /> to be lessened. <br /> Violations of either the existing home occupation requirements or <br /> a new home occupation special use permit are punishable by the same <br /> sentence or fine, <br />
