The following is a brief summary of the points brought out at the <br /> Planning Board meeting on April 6, 1982: 1. Concern about the ability of the volunteer <br /> fire department to provide adequate protection even with additional equipment and <br /> improvements suggested. 2. The pressure of additional commercial development that <br /> would follow and the adverse impacts it would have on Highway 54 and Bingham Township. <br /> 3. Concern that the location of the property at the edge of the watershed of Cane <br /> Creek and the effects of future developments on water quality. A. The proposal is <br /> contrary to the stated goals and policies of the Land Use Plan. 5, The intensity of <br /> development allowed under this request should have urban services available;;it will be <br /> many years before those services will exist in this area. 6. The amount of traffic <br /> that would be generated by a development of this size on Highway 54. <br /> IMPACT: This property is located in the Agricultural - Residential Land Use Plan category. <br /> A rural neighborhood node (BH-1) is located less than 1/4 mile from the site. The <br /> proposed rezoning does not conform to the intent of either the general land category <br /> or the intent of the existing node. The intensity of development that would be allowed <br /> under the requested rezoning is inappropriate for this location within the County. <br /> Denial of this request means the request for a Special Use Permit must also be denied. <br /> RECOHMENDATION: The Planning Board recommended that the rezoning request be denied. <br /> Themotion passed with one opposed. <br /> The Planning Staff recommended denial of the request for the following reasons: <br /> 1. The type of development and intensity of development are inappropriate in <br /> this location. <br /> 2. Access to the side should not pass across the end of the proposed runway. <br /> There should be more than one access point for the whole development. <br /> 3. There is no buffer from the intense development on this site and adjacent <br /> agricultural residential land. <br /> 4. A development of this size if approved will encourage other "spinoff" <br /> development requests. The intensity proposed is of an urban character but <br /> without any urban services. <br />
