The following is a summary of the Planning Boards deliberations <br /> on this request: 1. Concern about the intensity of development that would L <br /> allowed with a commercial tranSistion activity node designation. 2. The <br /> request is inappropriate because there are no urban services available to this <br /> area. 3. Development with the intensity allowed in a commercial transition <br /> would alter the character of the neighborhood. 4. Concern about helping <br /> the individuals conform to the local laws. <br /> IMPACT: Approval of the requested change in the Land Use Plan would allow the <br /> 5 requested Rezoning Applications to be granted. Denial of this change <br /> would not allow the rezoning. <br /> ?ECC1.41'ENDATION: Planning Board recommended that the Land Use Plan not be amended as <br /> requested. Motion passed by unanimous vote. <br /> he Planning Staff recommends denial of the requested change in the Land Use Plan. <br /> The intensity of development and the application criteria for Community Commercial <br /> Transition are not appropriate for this location. <br /> Alternatives exist other than out right denial. <br /> ALTERNATIVE 1 - Designation of a rural neighborhood node instead of Community Commercial <br /> • <br /> Transition, would decrease the intensity of development allowed and also decrease the <br /> number of permitted uses. <br /> ALTERNATIVE 2 - Deny the request for designation as a Land Use Plan Activity node, and <br /> change the application criteria for the Existing Commercial-5 zoning district to allow <br /> it to be used in this area. <br />
