This project will very significantly increase the number <br /> of trips. It is proposed that each lot will'be issued a separate Special <br /> Use Permit, when a specific use for the property is knawn. <br /> IMPACT: This property is located in the icultural-Residential Land Use Plan <br /> category. A rural neighborhood node (15-1-7,1) is located less than 3/4mile ., <br /> from the site. The proposed uses do not conform to the intent of either <br /> the general land category or to the intent of the node. The intensity <br /> of development iS inappropriate for this location within the County. <br /> :0;vN.INDATI0A: The planning staff recommends denial of the request for the following <br /> reasons: <br /> 1, The type of development and intensity of development <br /> are inappropriate in this location. <br /> 2. Access to the site should not pass across the end of <br /> ... the proposed runway. There should be more than one , <br /> access point for the whole development. <br /> . 3 There is no buffer from the intense development on <br /> this site and adjacent agricultural residential land. <br /> 4. A development of this size if approved will encourage <br /> other "spinoff" developm.ent requests. The intensity <br /> proposed is of an urban character but without any urban <br /> services. <br />
