The existing <br /> development is not urban, and the level of development the change would . . <br /> allow is inappropriate without urban services Most of the existing uses ,' <br /> could have been covered in a request for a Rural Neighborhood node, <br /> but it is riot clear that it is in the best interests of this whole area <br /> to encourage continued catmercial growth in this particular section. <br /> c0MENDATION: The Planning Staff recommends denial of the requested change in the <br /> Land Use Plan. The intensity of development and the application <br /> criteria for Community Commercial Transition are not appropriate for <br /> this location. . <br /> Alternatives exist other than out right denial. <br /> ALTERNATIVE 1 - Designation of a rural neighborhood node instead of <br /> Community Commercial Trahsition, would decrease the intensity of <br /> development allowed and also decrease the number of permitted uses. <br /> ALTERNATIVE 2 - Deny the request for designation as a Land Use Plan <br /> Activity node, and change the application criteria for the Existing <br /> Commerciai-5 zoning district to allow it to be used in this area. . . .. <br /> /sir <br />
