- •,) <br /> 7 <br /> Ordinance requires: Findings: <br /> COAL SEVEN: The continues use of <br /> agricultural land and the maintenar <br /> of the farming way of life in rural <br /> areas as a viable part of the <br /> County's economy. <br /> 7.3 Minimize the relocation of bonafide <br /> farming operations caused by non- <br /> - <br /> farm development. <br /> 7.5 Direct residential: commercial and <br /> industrial growth away from farming <br /> areas to minimize inflation of <br /> rural land values and tax assessment <br /> which can price farmers out of the land <br /> market. <br /> 12.6 Undertake a feasibility study <br /> before another general aviation <br /> facility is built in the County to <br /> 1) determine the level of need far <br /> such a facility and 2) examine <br /> locational alternatives given the <br /> determination of sufficient need. <br /> The Land Use Plan does not address <br /> directly the appropriate locatic, ' <br /> an airport. The feasibility study <br /> identified in policy 12.6 has been <br /> undertaken and currently is in draft <br /> form. It evaluates the proposed <br /> airport site along with a numberol <br /> potential sites. The evaluation c .,cLz <br /> include several that are land use <br /> related: 1) location in planned low <br /> density areas 2) proximity to industr;a. <br /> areas 3) structures within 1/2 mile <br /> ot the site 4) impact on agricultural <br /> activity 5) proximity to environmentall! <br /> sensitive areas and historic sites 6) <br /> proximity to protected watersheds. <br /> The site proposed for this special use <br /> permit compares well in these categorie! <br /> to other sites identified in this <br /> study. Its main assets are that it is <br /> away from current or proposed resi- <br /> dential development it is close to <br /> Chapel Hill/Carrboro and has good <br /> access along highway 54. However, the <br /> site also has certain disadvantages. <br /> It is within 1 mile of the Cane Cr- ' <br /> water supply watershed.
