Land focused on de- <br /> signated road intersections <br /> within a Rural-Residential <br /> area that is appropriate for <br /> small-scale commervial uses <br /> characteristic of "Mon and <br /> Pop" convenience stores and <br /> gas stations. <br /> The following policies in the <br /> Land Use Plan apply to the pro- <br /> posed change in land use: <br /> GOAL TWO: The conservation of <br /> natural resources in Orange <br /> County. <br /> 2.1 Maintain and protect land <br /> which contains valuable re- <br /> newable resources such as pro- <br /> ductive agricultural area, <br /> managed forested areas and <br /> potential reservoir sites by <br /> directing incompatible develor- <br /> ment away from these areas. <br /> 2.2 Protect non-renewable re- <br /> source lands from incompatible <br /> development and allow their use <br /> in a safe and reasonable manner <br /> according to performance standards <br /> designed to ensure a sufficient <br /> level of environmental protection. <br /> GOAL FIVE: The management of <br /> growth so that it is directed <br /> to areas where it is desireable <br /> and suitable to accomodate it. <br /> 5.1 Utilize the following <br /> locational criteria to designate <br /> the most appropriate location <br /> for the various Land Use Plan <br /> Categories: natural environment <br /> A constrants land slope, hydrology, <br /> flora and fauna, soil conditions; <br /> availability of public services <br /> and utilities; transportation <br /> system access and capacity; 5 <br /> pact on energy resources; exi - <br /> ing land uses; presence of prm <br /> ductive agricultural or forested <br /> land; appropriate population <br />
