" • " ;.' <br /> 058'a <br /> 7 5 <br /> 0 <br /> _ - <br /> The Plannine Board finds a proponderance of evidence to indicate compliance <br /> with the general standards, and specific rules governing a Planned Develop- <br /> ment (P.D.H-R-1) request. The Bingham Woods application substantially complies <br /> with all required regulations and standards. <br /> The Planning Board further finds that the following conditions should be <br /> imposed on the Planned Development Bingham Woods. <br /> 1. That the main road be relocated to lie along the eastern property <br /> line of this project and that all grading for this road be at <br /> least 30' from the eastern property line. This 30' shall be main- <br /> . <br /> tained as a buffer between this project and the adjacent agricul- <br /> tural use. <br /> 2. The roads in the project shall have a 20' wide travel surface, with <br /> 4" compacted crusher run and that all roads within the project be <br /> treated with a chemical binding agent, at least once/year or sore <br /> often if necessary to control dust, <br /> 3. If the project is phased, that all improvements for each phase be <br /> completed before the start of construction of any subsequent phase. <br /> 4. Prior to the start of any construction that the State Health Depart- <br /> ment approve the final plans for the water distribution system and <br /> that the Division of Environmental Management approve the final <br /> plans for the sewage collection and disposal system. <br /> 5. All roads will be named and the names not duplicate any other <br /> names within Orange County. Road name signs to Orange County <br /> standards shall be erected at all intersections. <br /> G. All units shall not be closer than 30' to the roads,•75' center <br /> to center, or 75' back to back, <br /> 7. Grading on the site shall be kept to a minimum. In lieu of planted <br /> landscaping, existing vegetation shall be maintained between units. <br /> 8. All plans for drainage, soil erosion and sedimentation control shall <br /> be reviewed and approved by Orange County. In addition, Orange <br /> County shall inspect the installation of control devices and the <br /> on going work for the total project. The project shall at all times <br /> meet the requirements of the Orange County Soil Erosion and Sed- <br /> imentation Control Ordinance. <br /> 9. The pedestrian circulation system shall serve each unit, it shall <br /> be cleared and grubbed path at least 8' wide. The surface treat- <br /> ment shall be suitable for easy walking. <br /> 10. The recreation areas shall be cleared and grassed, a hard surfaced <br /> basketball court installed and 2 tot lots built. The first area <br /> shall be completed before work starts on units 39-75. The second <br /> recreation area shall be completed before the last ten units are <br /> completed. <br /> 11. A final boundary survey of the Planned Development and improvements <br /> shall be reco? led by the developer. <br /> 12.
