'Phone INArrhar= 732-8181 Ext. 342 , <br /> Recommendations pg. 18-19. <br /> PURPOSE: To receive public input and comments concerning an application for a <br /> Planned Development-Rousing Special Use Permit (PD-H) Rezoning. <br /> NEED: The applicant has requested a PD-H for 75 mobile home spaces on 78 acres <br /> of land. The property is located in Bingham Township off of SR 1949 (Ford <br /> Road) south of Old dreensboro Highway (SR. 1005). Ford Road has an average <br /> of 340 trips/day (1978). This project could generate about 500 trips/day. <br /> The property lies next to a large cornfield on the east, William Ford's <br /> land is on the south and west sides and Foxboro Estates is to the north. <br /> Building separAtion will be 30' minimum from the road and 75' center to <br /> center and 75' back to back. Two off street parking spaces/unit will be <br /> provided. There are central sewage disposal and water systems proposed <br /> for the development. Two recreation areas are shown on the plan, each <br /> unit-i-s connected to these areas by a pedestrian path. Private roads are <br /> proposed to service the units in the development. <br /> Went to public hearing on January 25,1982. <br /> The developer is in agreement with the Planning Board recoMmendation. - <br /> IMPACT: <br /> The request for units on 78 are of land rieets the minimum reqUire- <br /> . <br /> ments otpe zoning ordihance7 flooruarea is below the maximum allowed; <br /> open spau,, liveabilite, and recreation space are all in excess of re- <br /> quired minimums. Privacy for this development should be good since the <br /> whole site is woodea. The property is located within the AR district, <br /> on land that is not used for agricultural purposes. <br /> RECOMEODATION : Planning Board & Staff recommend approval with conditiions as <br /> outlined in the findings df fact. However, Staff raises a <br /> reservation for the Board to consider regarding the adequacy <br /> of the chemical binding agent to control dust. See February <br /> 22 memorandum of Planning Director (attachment) . <br />
