. . <br /> 0.0547- •• <br /> 730 <br /> The Planning Board finds that there is a preponderance of evidence to indicate <br /> substantial compliance with the General Standards and specific rules governing <br /> the Planned Development-Office-Institutional, Class A Special Use Permit. The <br /> Planning Board recommends approval of the request, with the following imposed <br /> conditions: <br /> 1. That sanitary sewer exist to the proposed site or be constructed as <br /> part of the development proposal or that construction be sought through <br /> a cooperative effort with nearby landowners; or that, after six months <br /> form date of approval, an on site sewage disposal system may be installed. <br /> provided, however, that when gravity flow sanitary sewer is within 300' <br /> of the project boundary Duke Power will extend the line and tie on <br /> to the sanitary sewer system. <br /> 2. That a plat showing the dedication of 15' additional right of way on <br /> N.C. 86 and lO'of additional right of way on Homestead Road (SR 1777), <br /> and a 35' wide landscape buffer from the new right of way line, and <br /> any necessary sanitary sewer or drainage easements be recorded prior <br /> to the start of any construction. <br /> 3. That all structures presently existing on the site shall be removed <br /> at the time that they are no longer inhabited by the present occupants. <br /> 4. That all signs for the development shall be according to Section 7. <br /> 16,7 and Article 9 of the Zoning Ordinance. <br /> 5. Drainage, soil erosion and sedimentation plans shall be reviewed <br /> and approved by Orange County. The installation of control devices <br /> and on going construction work shall be inspected by Orange County- ' 4 <br /> The site shall at all times be in conformance with the Soil Erosion <br /> and Sedimentation Control Ordinance. <br /> 6. That both driveway access points on Homestead Road be located to <br /> achieve a sight distance of 462' each way for each driveway. That <br /> . . plans for these relocated driveways including topography contours <br /> across the roadway or a profile of the roadway be submitted to <br /> the Town Manager of Chapel Hill for his approval prior to the start <br /> of construction. <br /> . " <br /> • 17- That all parking and storage areas"with the exception of those to be <br /> used for heavy equipment parking and.equipment storage, be paved to <br /> the standards contained in the Chapel Hill design and construction <br /> manual. <br /> 8. That the proposed dumpster be placed on a 10' x 20' concrete pad 6" <br /> thick with wire mesh. <br /> 9. That the proposed pedestrian access to NC b6 be relocated to end at <br /> the intersection of Homestead Road and NC 86. <br /> 10. That left turn lanes and right turn deceleration lanes be constructed <br /> to the Town of Chapel Hill Standards, at both proposed entrances to <br /> the project on Homestead Road. These improvements shall be completed <br /> prior to the issuance of the Certificate of Occupancy. <br /> 11, If a fire hydrant does not exist within 500' of the building, one <br /> should be installed at the intersection of Homestead Road and NC 86 <br /> and one should be installed adjacent to the service entrance on Home- <br /> stead Road. 21 <br /> - - <br />
