An office -building <br /> to serve customers, and a maintenance/warehouse facility is planned by the <br /> applicant. The 14 acre tract is proposed to have access only onto Homestead <br /> Road. Traffic figures for the area are 8900 trios/day on NC 86 (1980) and <br /> 3000 trips/day on Homestead.Road- The Planning Staff estimates this use. <br /> would generate' an additional 680+ trips., Chapel Hill Planning Board has <br /> made recommendations concerning the project. Sanitary sewer is not yet <br /> available at the site, however discussions about servicing the area are <br /> cotinuing. The Orange County Health Department has approved the lot for <br /> on site sewage disposal. OPASA has existing water lines on.86 and Homestead <br /> . Road. The site is generally wooded and the building is proposed to be <br /> , •••• -set far back from the road. The use proposed conforms to the permitted uses in the <br /> district requested. The development intensity of the proposal meets <br /> the minimums required for open space; pedestrian/landscape space and <br /> does not exceed the allowed Floor Area. • <br /> RECOMMENDATION: The Planning Staff recommends approval with conditions as outlined <br /> in the findings of fact. <br />
