CARE AND REPAIR OF PREMISES <br /> OPT1'ON 1: <br /> Maintenance of the demised Premises shall be the responsiblility of the TENANT <br /> and said maintenance includes, but is not limited to keeping all drains and <br /> plumbing fixtures open, regular cleaning of floors, cleaning of gutters and <br /> downspouts, removal of ice, snow or other debris from sidewalks or walkways, <br /> cutting of crass, trimming of trees and shrubs, and shall make all repairs, re- <br /> placements and renewals, seen or unforeseen, necessary to maintain the interior <br /> and exterior of the leased property. All repairs, replacements, and renewals <br /> shall be at Lease equal in quality or materials and workmanship to that origin- <br /> ally existing in the leased property. TENANT shall also be responsible for <br /> keening the heating plant, air-conditioning system, electrical and plumbing <br /> system in good working condition. The TENANT shall indemnify the Landlord <br /> against all costs, expenses, liabilities, lawsuits, damages, fires, penalties, <br /> claims, and demands including reasonable counsel fees and other legal expenses , <br /> because of TENANT'S failure to comply with the provisions of this paragraph. <br /> OPTION 2: <br /> The LESSOR will provide reasonable janitorial services, such as trash removal, <br /> window cleaning, floor and wall cleaning, dusting, light bulb replacement, etc. <br /> Persons in charge of said janitorial services may at all times keep a pass key <br /> • and he and.other agents of the LESSOR be at all times allowed admittance to <br /> said leased premises. <br /> The LESSOR shall maintain and operate the heating, air-conditioning, electrical <br /> and plumbing systems for all parts of the building as well as perform those <br /> repairs and maintenance duties on the leased premises that the LESSOR deems <br /> necessary and appropriate, including snow removal, cutting of grass and trimming <br /> of shrubs and trees. <br /> OPTION 3: <br /> The TENANT will provide janitorial services such as, but not limited to, trash <br /> removal, window cleaning, floor and wall cleaning, dusting, light bulb replace- <br /> ment and all other activities necessary to keep the interior and exterior of the <br /> Leased premises in a clean and presentable state. <br /> The LESSOR shall maintain and operate the heating, air-conditioning, electrical <br /> and plumbing systems as well as perform those repairs and maintenance duties as <br /> the LESSOR deems necessary and apnrooriate, including snow removal, cutting of <br /> grass and trimming of shrubs and trees. <br /> OPTION 4: <br /> • <br /> The TENANT will provide janitorial and maintenance services such as, hint not ' imita. <br /> to, trash removal, window cleaning, for and wall cleaning, dusting, light bulb <br /> replacement, painting, snow and ine removal, nutting of grass, and =rimming of shru <br /> and trees, and all other activities necessary to keep the interior and exterior of <br /> 'oasad mrp.mic= -1-.- <br />
