Ford, Jr. <br /> General <br /> Bingham Woods is a planned residential community to be located on a portion of <br /> the William C. Ford, Jr. family farm in the Bingham Township of Orange County <br /> Approximately 78.5 acres of the 248 acre farm will be used to provide spaces <br /> for 75 homes, roads, open space, recreation areas and utility systems. The <br /> development tract is mostly forested on rolling topography; all planning <br /> efforts have been directed at maintaining the visual character of the site. <br /> Bingham Woods will be a well planned residential community designed to accom- <br /> modate mobile homes on a lease agreement basis. Site design for the develop- <br /> - ment will focus on providing clustered wooded home sites that are well-sited , <br /> to the topography and are a comfortable distance apart. Most of the tract is <br /> wooded; all home sites will be located to maximize privacy by allowing the <br /> forest to act as a visual buffer throughout the development and to provide a <br /> buffer to surrounding properties. <br /> Facilities <br /> Site Development - Grading, drainage and land clearing for site development <br /> will come under the review of the Orange County Sedimentation and Erosion Con- <br /> trol Officer. Site grading and clearing will be minimized to retain as much <br /> forested land intact as reasonable. Street and unit signage will be provided <br /> as required by Article 9 and 10 of the Orange County Zoning Ordinance. A mini- <br /> mum thirty foot buffer along the eastern portion of the property will be estab- <br /> lished. No grading or clearing will take place in this buffer. <br /> Relation to Surrounding Property - The site is suitable for the intended develop- <br /> ment without any hazards to persons or property on the site or surrounding prop- <br /> erty. <br /> Roads - The development will, be served by state road 1949 a section of which <br /> is currently unpaved. A 20 foot gravel collector road will connect S.R. 1949 <br /> and access the interior of the development.. The collector will be designed to <br /> control road dust to as great an extent as possible through the application of <br /> an asphaltic/oil surface spray. The road system will be maintained in good <br /> repair by the project owner. Road alignment has been dictated by ease of unit <br /> installation and removal, accessibility, and cost.
