0041.9 <br /> ti u j <br /> MEMORANDUM <br /> To: Chapel Hill Planning Board <br /> From: Mike Jennings, Planning Director <br /> Subject: Duke Power Company Operations Center <br /> Date: January 5, 1982 <br /> Request: By Orange County for a courtesy review of a request for a <br /> PD-OI to construct a new Duke Power operations center on approximately <br /> 20.6 acres of gross land area at the northwest corner of Homestead <br /> and Airport Roads. Duke Power plans to construct a building to contain <br /> office and warehousing space with ancillary parking and outdoor storage <br /> areas. In the future, Duke Power proposes to construct a 100 killowatt <br /> power substation on the site. The substation is not a part of this <br /> application. <br /> Chapel Hill's Land Use Plan indicates an activity center at this inter- <br /> section, thus, the use of the site for offices is acceptable. The <br /> intensity proposed is well below that allowed for the 01-2 district in <br /> the Town. <br /> Recommendation: That the Planning Board recommend that the Council' <br /> recommend approval of the PD-OI as outlined in the attached resolution. <br /> 9 <br />
