•
•
Highland Subdivision
June 30, 1566
dace 2
One day there will more than 5000 resioents living on the
1.800 acres of property; tnose residents will need
neighborhood business services ano will neeo professional ann
office space for banks, accountants, ooctors, oentists and other
support services that every resioentual neighborhood relies on.
•
Professional planners know and the Town board should know
that there will eventually have to be some limited neighborhood
• business and 0 & I zoning within the 1800 acres. It is
short-siohteo not to plan for these neeos ano zone properly
now. Activity nodes must be established witnin the lduu acres.
It is short-sighted to torte future resioents to travel long
distances by car to obtain laundry, do grocery shopping, ouy
fuel and tend to everyday needs. Neighborhood businesses do not
attract growth and traffic, tney support tne growth in the area
as it occurs.
Besides being snort-sighted, it is wrong to mislead
residents who now live in the area. We believe tnat future
rezoninos, wiil nave to occur. isn't it better to pre-plan
• activity locations and business uses in strategic locations
• rather than reacting to piecemeal, and often devisive,
case-by-case requests for rezoning?
This county nas always pre-planned its activity nooes ano
put all residents on notice about the need. and location for
neighborhood services. We strongly urge the Commissioners to
postpone a decision and remand the zoning recommendation back 'CO
the Town of Carrboro for further study ann for the specific
purpose of identifying activity nodes. if the Comissioners wish
to approve the current zoning plan now, we ask 'that a
simultaneous resolution be Passed requesting the Town of
Carrboro to thoroughly reexamine the newly designated k-20 areas.
and make a recommendation py 1 Dec. 188, for instance,
concerning the designation of activity nooes within the Ib00
acres. The present zoning Plan without activity nodes will, an
our view, lean to undesireable aria oevisive case-by-case zoning
decisions wnicn are not in the pest interests of resioents,
property owners, oevelopers or electea officials.
•
We will appreciate your attention in tnis matter.
sincerely, 142114......
Zale Redfoot
Presioent
•
