1111111.1.1..111.11MMIMM <br /> Highland Subdivision <br /> June 16, 1988 <br /> page 2 <br /> One day there will more than 5000 Residents living on the <br /> 1, 800 acres of R-20 property, those residents will need <br /> neighborhood business services and will need professional and <br /> office saace for banks, accountants, doctors, dentists, <br /> veterinarians and other support services that every residentual <br /> neighborhood relies on <br /> Professional olanners know and the Town Board should know <br /> that there will eventually have to be some limited neighborhood <br /> business and 0 & I zoning within the 1800 acres. It is <br /> short-sighted not to plan for these needs and zone properly <br /> now. Activity nodes must be established within the 1800 acres. <br /> It is short-sighted to force future residents to travel long <br /> distances by car to obtain luardry„ do grocery shopping, buy <br /> fuel and tend to everyday needs. Neighborhood businesses do not <br /> attract growth and traffic, they support the growth in the area <br /> as it occurs. <br /> Besides being short-sighted, it is wrong to mislead <br /> residents who now live in the area. We believe that future <br /> rezorings will have to occur. Isn't it better to pre-plan <br /> activity locations and business uses in strategic locations <br /> rather than reacting to piecemeal, and often devisive, <br /> case-by-case requests for rezoning. <br /> This county has always pre-planned its activity nodes and <br /> put all residents on notice about the need and location for <br /> neighborhood services. We strongly urge the Commissioners to <br /> remand the recommendation of the Town of Carrboro back for <br /> further study for the specific purpose of identifying activity <br /> nodes within the 1800 acres. [he present zoning plan, in our <br /> view, will lead to undesireable and devisive case-by-case zoning <br /> decisions which are not in the best interests of residents, <br /> Property owners, developers or elected officials. <br /> We will appreciate your attention in this matter. <br /> Sincerely, <br /> Dale Redfoot <br /> President <br />
