The maximum density <br /> permitted in an R-20 district is 2. 178 units per acre. The <br /> minimum required land area for a residential lot is 20,000 <br /> sq. ft. Permitted uses include single-family homes, duplexes <br /> and multi-family residences where the permitted density is <br /> not exceeded, churches, and schools. The proposed density <br /> and permitted uses are consistent with the JPA Land Use Plan. <br /> Lands owned by the University of North Carolina have also <br /> been placed in the R-20 district. Colleges and universities <br /> are not permitted in an R-20 district, implying that the <br /> University will have to apply for rezoning if it wishes to <br /> use the property for educational or other purposes. <br /> The Carrboro Zoning Plan has designated the area on either <br /> side of Homestead Road and east of Old N. C. Highway 86 as <br /> R-15 Residential. The maximum density permitted in an R-15 <br /> district is 2. 90 units per acre. The minimum required land <br /> area for a residential lot is 15,000 sq. ft. Permitted uses <br /> include single-family homes, duplexes and multi-family <br /> residences where the permitted density is not exceeded, <br /> churches, and schools. The proposed density and permitted <br /> uses are consistent with the JPA Land Use Plan. <br /> The commercial area at the intersection of Old N. C. Highway <br /> 86 and Homestead Road/Dairyland Road has been designated as <br /> B-3-T Neighborhood Business-Transition Area zone. The B-3-T <br /> zone is a new district which might be created to make <br /> existing businesses at the intersection conforming. <br /> Neighborhood commercial needs as well as automobile repair <br /> shops would be accommodated by the new zone. <br /> The remaining portion of Transition Area I has been <br /> designated RR - Rural Residential. The maximum density <br /> permitted in an RR district is 1.0 dwelling unit per acre. <br /> The minimum required land area for a residential lot is <br /> 43,560 sq. ft. Permitted uses include single-family homes, <br /> churches, and schools. Duplexes and multi-family residences <br /> are permitted on a special or conditional use permit basis <br /> where the permitted density is not exceeded.
