1 <br /> . - <br /> 1.?)0 <br /> . III <br /> _ - <br /> All of the area between Homestead Road and Eubanks Road has <br /> been designated R-1 Residential with the exceptions as noted <br /> below. The maximum density permitted in an R-1 district is <br /> three (3) units per acre in a planned development. The <br /> minimum required land area for a residential lot is 17,000 <br /> sq. ft. Permitted uses include single-family homes and <br /> duplexes, churches, and schools. The proposed density and <br /> permitted uses are consistent with the JPA Land Use Plan. <br /> The exceptions to R-1 zoning between Eubanks Road and <br /> Homestead Road include the following: <br /> 1. The existing landfill site extending on both sides of <br /> Eubanks Road has been designated RT-Residential <br /> Transition. The RT district is applied to land which is <br /> used for agricultural, very low-intensity residential or <br /> open space uses but is projected to for conversion to <br /> more intensive uses as the need arises. The minimum <br /> required land area for a residential lot is 100,000 <br /> sq. ft. Permitted uses include single-family homes and <br /> duplexes, churches, and schools. A landfill, is permitted <br /> following approval of a Special Use Permit. The proposed <br /> density and permitted uses are consistent with the JPA <br /> Land Use Plan. 411 <br /> 2. Northwood Subdivision on the southwest corner <br /> of N.C. Highway 86 and Eubanks Road, and Sunset Hills <br /> Subdivision north of Homestead Road and east of the <br /> railroad have been designated R-1A on the Chapel Hill <br /> Zoning Plan. The maximum density permitted in an R-1A <br /> district is two (2) units per acre in a planned <br /> development. The minimum required land area for a <br /> residential lot is 25,000 sq. ft. permitted uses include <br /> single-family homes and duplexes, churches, and schools. <br /> The proposed density and permitted uses are consistent <br /> with the JPR Land Use Plan. <br /> 3. The area on the southeast corner of Eubanks Road and <br /> Rogers Road has been designated RB - Rural Buffer. The <br /> district standards for density and permitted uses are <br /> similar to the Rural Buffer zoning district standards <br /> adopted by Orange County- The proposed density and <br /> permitted uses are consistent with the JPA Land Use <br /> Plan. . <br /> 4. The area adjacent to the railroad and immediately across <br /> Eubanks Road from the Chapel Hill Industrial Park has <br /> been designated MU-DI Mixed Used-Office-Institutional. <br /> The same classification has been extended to encompass <br /> the Industrial Park as well as all properties fronting <br /> on the north side of Eubanks Road between the railroad 4 <br /> --- , -and -I-40.-- _ . ,---- <br /> " <br />
