Linht Industrial - The Chapel Hill Industrial Park <br /> (CHIP) located at the intersection of the railroad and <br /> Eubanks Road has been designated "Light Industrial". <br /> 5. Office-Institutional - With the exception of the Chapel <br /> Hill Industrial Park, the area bounded by 1-40, Clyde <br /> Road, Mill House Road, and Eubanks Road has been <br /> designated "Office-Institutional". A small area south of <br /> Eubanks Road and CHIP has also been designated <br /> similarly. Areas designated as such are intended for <br /> financial, insurance, real estate, legal, medical, and <br /> business services. <br /> 6. Rural Residential - A small area on the southeast corner <br /> of Eubanks Road and Rogers Road has been designated <br /> "Rural Residential" to serve as a buffer for Duke <br /> Forest. Such areas are planned for low-density <br /> residential development consisting of single-family <br /> homes on lots two (2) acres in size or larger. Public <br /> utilities are not to be extended to such areas. <br /> 7. Suburban Residential - The remainder of the area has <br /> been designated "Suburban Residential". Single-family <br /> homes, duplexes, apartments, condominium and townhouse <br /> projects are permitted at densities ranging from one (1) <br /> to five (5) units per acre. Public utilities and other <br /> urban services are to be provided. <br /> Except for the Brookstone Apartment complex and the tract <br /> immediately south, the Chapel Hill Zoning Plan has designated <br /> the area south of Homestead Road for R-e Residential zoning. <br /> The maximum density permitted in an R-2 district is four (4) <br /> units per acre in a planned development. The minimum required <br /> land area for a residential lot is 10,000 sq. ft. Permitted <br /> uses include single-family homes and duplexes, churches, and <br /> schools. The proposed density and permitted uses are <br /> consistent with the JPA Land Use Plan. <br /> Lands owned by the University of North Carolina have also <br /> been placed in the R-2 district. Colleges and universities <br /> are not permitted in an R-2 district, implying that the <br /> University will have to apply for rezoning if it wishes to <br /> use the property for educational or other purposes. <br /> The Brookstone Apartment complex and adjoining property is <br /> designated as R-4 Residential. The maximum density permitted <br /> in an R-4 district is ten (10) units per acre in a planned <br /> development. The minimum required land area for a residential <br /> lot is 5,500 sq. ft. Permitted uses include single-family <br /> homes and duplexes, multi-family dwellings containing three <br /> to seven (3-7) units, churches, and schools. The proposed <br /> - -density and permitted use are-consistent with the JPA Land <br /> Use Plan. <br /> IMMEMMEMMI <br />
