Single-family homes, duplexes, 411 apartments, condominium and townhouse projects are permitted at densities ranging from one (1) to five (5) units per acre. Public utilities and other urban services are to be provided. The Chapel Hill Zoning Plan has designated the entire area R- 1 Residential except for a tract west of Sunrise Road arid south of 1-40 designated R-2 Residential. The R-1 zoning designation is consistent with zoning in the Chapel Hill extraterritorial jurisdiction adjacent to Weaver Dairy Road and properties near 1-40. The maximum density permitted in an R-1 district is three (3) units per acre in a planned development. The minimum required land area for a residential lot is 17,000 sq. ft. permitted uses include single-famly homes and duplexes, churches, and schools. The proposed, density and permitted uses are consistent with the JPA Land Use Plan. The maximum density permitted in an R-e district is four (4) units per acre in a planned development. The minimum required land area for a residential lot is 10,000 sq. ft. Peimitted uses include single-family homes and duplexes, churches, and schools. Area tail Rea Bawl area 410 The area is bounded generally by the Chapel Hill extraterritorial juPisdiction line, N. C. Highway B6, Clyde Road, Mill House Road, the northern and western boundary lines of the landfill site, Eubanks Road, Rogers Road, Homestead Road, the western and southern boundary lines of the Chapel Hill High School, and Sewell Road. The area has been designated as follows on the 'JPA Land Use Plan: 1. Publicilyjake Open 5pAgg - Two areas have been , designated for research, educational, forest management and recreational functions on the JPA Land Use Plan. The areas include the properties owned by the University of North Carolina and properties located between the existing and future potential landfill sites. A petition has been submitted by the University t0 change the designation on its land to "Future UNC Development". 2. -Extnagtiyea/sagsal unaR - Designated land areas include the existing and future potential landfill sites. 3. grpan ResigultiAl - One area has been designated for housing with densities ranging from six (6) to thirteen (13) units per acre.
